Propiedad Horizontal

The “PH”, also known as “departamento tipo casa” (house-like apartment), has existed in Buenos Aires for decades, but in recent years buyers are turning to this type of housing because of the advantages it offers. This PH is on a lot with one other house. This house is on the back of the lot or in the center of the city block. It is protected from noise and hidden from view.

The acronym PH stands for “propiedad horizontal”, the term used in Argentina to denote a property on a shared parcel.   A PH has a minimum of two units on the same lot; but depending on the size of the lot, it can have more units spread over one or two floors.  Aside from its smaller number of units, a PH is characterized by having small community areas (entry hall, stairs, etc.) and does not have a manager living on the premises, both of which greatly reduce the shared monthly maintenance fees. This particular PH is on two floors and has a lot of private of outdoor space.

Aside from reducing or eliminating monthly homeowner’s association fees, the PH also offers owners the possibility of having their own patio, terrace, or in some cases, even a private garden.  Having fewer neighbors in the building makes it easier for neighbors to get to know each other and create social ties.  Most PHs are located in areas zoned R2B, which stipulates that the constructed area can not exceed 1.6 times the lot surface, thus creating a low population density.  The lack of tall buildings in the area offers residents more open spaces and sunlight.

The PH provides those that can not afford a home on their own lot, a less expensive alternative with a house-like atmosphere.  These advantages are attracting young professionals who utilize the larger PHs to set up their own office or artistic studio.  Families with young children find that a PH offers their children more room in which to play than an apartment.

The PH real estate market in Buenos Aires offers older PH units, as well as units in newly constructed buildings.  Older PH apartments tend to have spacious rooms.  They are either recently renovated, or a buyer can purchase a unit that needs work for a lower price and renovate the unit to his own liking. This house has been completely renovated using the best materials on the market. It was once in the not so far away past a heap of rubble.

The foundation of the house was reinforced and studied. New concrete columns were put in place in order to secure structural stability.
The electrical wiring is all new, as are the gas and water pipes.
The central heating system with new radiators, piping and accessories (Rehau brand) with an installation warrantee from Bertani is installed.
A new stove (Indesit by Ariston brand) and a Fagor hood have been placed in the kitchen.
Microcement floors have been finished by MMAlisados
The bathrooms have all been redone with Ferrum bathtubs (and one original antique, restored bathtub) and all new bathroom hardware
A new Johnson undermount Sink has been placed in the kitchen
New white marble countertops have been installed in the kitchen along with custom cabinetry.

Architectural Plans

The renovation was designed by two highly renowned architects Juana Grichener (co-designer of Wallpaper design award winning Hotel Home) and Alejandro Delisio (+3, Olsen). Below you will find the architectural plans. The project is complete according to the following versions of the plans. Click on the image to see a larger view.

The top plan corresponds to the top floor–two bedrooms and two full bathrooms. The bedroom and full bathroom on the left side opens out to a terrace and a balcony lines all rooms over the downstairs patio. The left bedroom has been thoughtfully constructed to become one or two closed bedrooms or studios or left open to the indoor staircase. The lines you find drawn in that room are the possible divisions.

There is a space shown in the second part of the plans that is its own floor–perfect for an office or studio. It lies above the kitchen and below the upper patio and looks out over the main living space on the bottom floor.
